Finding the ideal tenant can be quite tedious and expensive. Ideally, we would like somebody that can take care of the property while making punctual rent payments. In today's market, it is not always an easy task, but there are several strategies to let your home quickly without necessarily going through a real estate agency.
Where to Advertise: Traditional vs. Digital Channels
Visibility is the first step to finding the perfect tenant. You can choose between different publishing channels, each with its own advantages.
Property Portals (Self-Service)
- Idealista: The most popular platform. It offers an excellent interface and high traffic volume.
- Imovirtual: Very focused on the national market, ideal for capturing a local audience.
- OLX Imóveis and CustoJusto: More generalist channels that work well for mid-range rentals or areas outside major urban centres.
Social Media
- Facebook Marketplace: A free and extremely powerful tool due to the ease of sharing in local rental groups.
- Instagram: Ideal if you already have a significant follower base or a professional account.
Estate Agencies
Although they involve paying a high commission (usually the value of one or two months' rent), agencies offer candidate filtering, document verification, advice on highlighting the property, professional photography, and viewing management, which saves time and reduces risk.
Visual Marketing: First Impressions Count
To attract enough visitors, it is important to prepare your property and take care of its interior.
Low-Cost Home Staging
You don’t need to hire an interior designer. The secret lies in simplicity:
- Depersonalise the space: Remove family photos, religious objects, or excessive personal decor. The tenant needs to imagine themselves living there.
- Deep clean: Sparkling tiles and clean windows make all the difference in the perception of care.
- Small details: A green plant in the living room or a bowl of fresh fruit in the kitchen creates a "cosy home" feel.

Photography that Sells
Use your smartphone, but with a plan:
- Natural Light: Always photograph during the day, with shutters fully open and lights on to eliminate shadows.
- Wide angles: Shoot from the corners of the rooms to give a sense of greater space.
- Logical order: Organise the photos in the advert as if you were conducting a guided tour (Entrance > Living Room > Kitchen > Bedrooms > Bathroom).
Highlighting the Property's Strengths
Your advert text should be informative but also persuasive. Focus on what actually adds value to a tenant's life.
Location and Convenience
- Proximity to public transport (Metro, train, or buses).
- Essential services within a 500-metre radius (Supermarkets, pharmacies, schools).
- Ease of parking or the presence of a private garage.
Comfort and Efficiency
- Sun exposure (e.g., "plenty of morning light").
- Thermal and acoustic insulation (double-glazed windows are a big bonus, especially in large cities).
- Included equipment (fitted kitchen, air conditioning, or new water heater).
Strategies for a Quick and Cost-Effective Rental
The Right Price
An overpriced property sits on the market for months, generating a loss (every empty month is an unrecoverable loss), therefore:
- Conduct market research for similar properties in the same street or neighbourhood.
- Set a price slightly below the top of the market to attract more candidates and have the "luxury" of choosing the best profile.
Rapid Response
The rental market moves at lightning speed, so:
- Respond to enquiries within the first two hours.
- Schedule grouped viewings (Open House): Book three or four consecutive viewings on the same day. This creates a sense of urgency for candidates and saves you travel time.
Clear Descriptions
Avoid vague texts. Include the following in the advert:
- Typology (1-bed, 2-bed, etc.) and floor area.
- Rent value and entry conditions (deposit).
- Required documentation (Tax returns, payslips, guarantor).
- Whether or not pets are accepted.
Tenant Selection: Safety First
Fast should not mean careless. To avoid future problems:
- Request proof of income in Portugal (or an employment contract).
- Request the latest tax settlement notice (IRS).
- Check the affordability ratio: Ideally, the rent should not exceed 35% to 40% of the household's net income.
- Personal interview: Use the viewing to talk and understand the candidate's lifestyle.
